What the record is
If you let a home with gas in it, you need an annual gas safety check on every appliance and flue you provide, carried out by a Gas Safe registered engineer. The engineer writes up the landlord gas safety record, which most people call a CP12.
The record lists each appliance and flue checked, the engineer's name, registration number and signature, the date, the property address, your name and address as the landlord, and any defect found with the action taken.

What the law requires
- A gas safety check every 12 months on every appliance and flue you provide.
- A copy of the record to existing tenants within 28 days of the check.
- A copy to new tenants before they move in.
- Records kept for at least two years.
- The check may be done in the two months before the due date and keep the original date, so booking early does not shorten the year.
Since October 2022 landlords in England must also fit a carbon monoxide alarm in any room with a fixed gas appliance such as a boiler; check the current guidance, as the alarm rules sit outside the gas safety record itself.
What is checked
Every gas appliance and flue you own and provide for your tenants' use, whether fitted or portable.
A safety check and a service are not the same thing. The check confirms the appliances are safe to use. A service also cleans and tests the boiler so it keeps running, and landlords have a separate duty to keep appliances maintained.
Many landlords book both in one visit. An annual boiler service comes with a written report, and boiler servicing explains what it includes.
